Renting your first property – or even looking for a new one – can be exciting but frustrating at the same time! We are here to make the process easier.
As a company we are selective about the properties we choose to list and the landlords we agree to work with / for. A general rule we try to adopt when taking on new listings and marketing properties is “Would I be happy to live here myself?” – if the answer is no, we will make suggestions to the landlord as to how they can improve the property or decline to accept it to our portfolio.

Viewings
Here at Let by Kate, we try to make viewing properties as easy, fun and hassle free as possible! We will offer video tours as standard. We will accommodate evening and weekend viewings to fit around busy schedules, and we will ensure that we always have the right key on the day!
Applying for a property
Typically, a holding deposit of one week's rent in advance will be required when your tenancy application is approved. Part of any rental application involves checking that you will be able to meet your rental payments and look after the property suitably. We do this by carrying out checks on your employment, credit file and previous landlord. If you’re self-employed, no worries. We can check with your accountant to verify your monthly income.
As part of the referencing, we will also need a copy of your identification for the Right to Rent check with a copy of residence permits if applicable.
Once your referencing has been approved and the Landlord has given permission for us to proceed, we will propose a date and time for your check-in at the property. Prior to the check-in you will receive all the legal documentation via Docusign and you will be asked to pay the remainder of the first months rent and the security deposit.
Once Moved in
During the term of your tenancy, you are expected to comply with the terms of your Tenancy Agreement. Please ensure you read your Tenancy Agreement in full before signing as it is a legally binding document.
As tenants of Let by Kate, we ask you to use your home in a ‘tenant like manner’. This means keeping your home reasonably clean, ensuring the safety on electrical appliances you own, keeping gardens or outside areas in a reasonable state, making sure your home is well ventilated to help avoid condensation and be responsible for minor maintenance such as changing light bulbs or smoke alarm batteries and keeping sink and drains unblocked.
Tenant Portal
If we are managing the property on behalf of the landlord, our tenants will have access to their own portal giving 24/7 access to all the information relating to the tenancy. It allows you to upload documents, view documents, log a maintenance repair and view invoices and rent statements.
